      How can foreigners buy real estate in Croatia?

      A foreign person who does not have a permanent residence in the Republic of Croatia can purchase real estate in Croatia with an OIB. An OIB can be obtained based on the legal basis for acquiring ownership of the real estate, such as a purchase contract, a gift contract, etc.

      What is the purpose of the pre-contract on the sale of real estate?

      A preliminary contract is concluded before the main contract. The buyer undertakes to conclude a purchase and sale contract with the seller by the agreed date, and the seller undertakes to sell the property to you.

      What taxes do I have to pay when buying new construction?

      If you have purchased, inherited or acquired real estate (building or land), then you are not required to pay value added tax (VAT), however you must pay real estate transfer tax. The real estate transfer tax rate is three percent of the market value of the property at the time of its acquisition.

      What is a tabular statement and what does the issuance process look like?

      A tabular declaration is a document by which the seller gives consent to the buyer for the land registry transfer of ownership of the real estate that is the subject of a purchase agreement. The document itself can be included within the purchase agreement itself or as a separate document. It can be conditional, meaning that the buyer is allowed to register ownership upon payment of the purchase price, without further objections or restrictions, or unconditional, where registration is allowed without any further consent. In both cases, the declaration must be certified by a competent authority, namely a notary public.
